The Three Types of Metal Roof, and Which One You Want
Standing seam is the premium residential system and the one most homeowners picture. Vertical panels run from ridge to eave, joined by raised seams that are mechanically seamed or snapped together, with the fasteners concealed underneath. Because nothing penetrates the weather surface, there are no exposed screws and therefore no rubber washers to degrade and leak in fifteen years. It is the most expensive option and it is the one we recommend for a primary residence.
Exposed fastener panels, sometimes called R-panel or corrugated, screw down through the face of the metal with a neoprene-washered screw. They cost substantially less and go on faster, which makes them well suited to barns, workshops, garages, and outbuildings. The washers are the limitation: they harden under UV exposure and typically need inspection and re-fastening somewhere around the fifteen-year mark. That is manageable on a workshop and an annoyance on a house.
Stone-coated steel is the third option and it is worth knowing about. Steel panels are finished with a bonded stone granule surface, so the roof reads as shingle, tile, or shake from the street while performing as steel underneath. It suits homeowners who want metal performance and HOA-friendly appearance, or a neighborhood where a standing seam roof would look out of place.
Where Metal Genuinely Beats Shingles in This Climate
Longevity is the headline. A standing seam roof installed correctly will very likely outlast your ownership of the house, which changes the arithmetic considerably: one metal roof against two or three shingle roofs across the same period, with no tear-off costs in between and no disruption.
Wind is the second. Standing seam systems commonly carry ratings to 140 mph, well beyond architectural shingles, because the panels are continuous from ridge to eave and mechanically locked rather than relying on an adhesive strip. There is no starter course to fail and no individual shingle for the wind to lift.
Water shedding matters more here than people assume. A metal panel is smooth and continuous, so North Georgia downpours clear it immediately rather than working across hundreds of individual overlaps. On the low-slope sections common on porches, additions, and dormers, metal is not just preferable but often the only correct choice, because shingles cannot reliably shed water below about a 3:12 pitch.
Heat is the fourth. Metal reflects a substantial share of solar radiation rather than absorbing it, and modern coatings are engineered specifically for reflectivity. Combined with proper attic ventilation, this measurably reduces the attic temperatures that drive cooling costs through a metro Atlanta summer.
The Honest Case Against Metal
Cost is the real one. A standing seam roof typically costs two to three times an architectural shingle roof on the same house. The lifetime arithmetic favors metal comfortably if you stay in the home long enough, but if you expect to move within five to seven years you are unlikely to recover the difference at sale, and a good shingle roof is the more rational purchase.
Denting is genuine and worth understanding rather than dismissing. Severe hail can dent metal panels, particularly on the softer aluminum systems. The important distinction is that a dented metal roof is almost always still a fully functional, watertight roof, whereas hail-bruised shingles are a roof with years of life removed. Cosmetic damage is not performance damage, and some insurers offer policies specifically excluding cosmetic metal damage at a lower premium.
Installation quality matters far more on metal than on shingles, because the whole system depends on how the panels handle thermal movement. Metal expands and contracts noticeably across a Georgia year, and a system fastened without allowing for that movement will oil-can, work its fasteners loose, or tear at the penetrations. Metal is not a job to give to a crew that mostly does shingles.
Two Things Everyone Asks That Are Mostly Myths
Metal roofs are not noisy in the rain. That belief comes from uninsulated barns and carports where a bare panel sits on open purlins with nothing beneath it. A residential metal roof goes over solid decking, underlayment, an attic, and insulation, and homeowners routinely report it is no louder than their old shingle roof. Several tell us it is quieter, because the panels do not rattle in wind the way lifted shingles do.
Metal roofs do not attract lightning. Lightning is driven by the height and geometry of a structure and by the conditions overhead, not by what the roof is surfaced with. If anything a metal roof is the safer outcome, because metal is non-combustible and conducts a strike to ground rather than igniting, which is why metal roofs carry Class A fire ratings.
Metal Over Part of the Roof
A common and sensible option is a mixed roof: architectural shingles across the main field, with standing seam metal on the porch, the bay windows, the dormers, and any low-slope addition. This is frequently the right technical answer rather than a compromise, because those low-slope sections are exactly where shingles fail and where a soldered or seamed metal panel performs properly.
It also looks deliberate. A metal porch roof against a shingle field is a familiar and attractive detail on North Georgia homes, and it costs a fraction of a full metal roof while solving the sections that actually cause problems. If your roof has a persistent leak over a porch or an addition, this is very often the fix worth discussing.
