Why Alpharetta Roofs Leak: Debris, Valleys, and Gutters
Many leak calls in Alpharetta start in the gutters, not on the shingles. Neighborhoods along the Big Creek Greenway and the established streets off Old Milton Parkway and Kimball Bridge Road sit under tall oaks and pines, and the leaves and needles pile into valleys and gutters. When a gutter overflows or a valley is packed, rainwater backs up under the bottom rows of shingles and into the fascia and decking. Clearing the blockage, repairing the damaged edge, and fixing the gutter so it drains properly is often the whole job.
Flashing is the other frequent culprit. The steep, multi-facet roofs in Windward have many dormers and wall transitions, and every one of them depends on step and counter flashing that Georgia heat slowly breaks down. Cracked rubber pipe boots are a close third, and they tend to fail years before the shingles around them. On the townhomes and mixed-use buildings near Avalon, low-slope sections bring their own repairs, usually at seams and where the flat area meets a sloped roof.
Diagnosing Hail, Wind, and Hidden Leaks
Storms reach Alpharetta from the west and northwest, and summer microbursts can lift and crease shingles along a single slope while leaving the rest untouched. Hail is harder to spot. It crushes the shingle mat under the granules, often without leaving a hole, so a roof can look fine from the ground and still be damaged. We walk the roof, mark impact points, and separate true hail bruising from blistering and ordinary wear.
For a ceiling stain, we work backward from inside the house. Water tends to run along rafters and decking before it drips, so we map the stain to the section of roof above it and inspect every penetration and flashing detail that drains that way. If the source still is not clear, we water-test one area at a time while someone watches from the attic. Every finding is photographed with CompanyCam so you can see exactly what we saw.
Deciding Between a Repair and a New Roof in Alpharetta
Alpharetta has a lot of homes from the ’90s and early 2000s still wearing their original shingles, and that age changes the conversation. If the damage is limited to a valley, a boot, or one slope, and the rest of the roof still has good life left, a repair is the sensible choice, and we will say so.
When granules are washing off every slope, tabs are brittle, and leaks keep returning in new places, patching becomes a poor use of money. So does repairing a roof whose shingle line is no longer made, especially where an HOA expects a consistent look across the whole roof. In those cases we explain what we found, show you the photos, and let you decide without pressure.
Chimneys, Skylights, and Dormers on Larger Alpharetta Homes
The bigger homes in Windward and around Crabapple tend to have more of the details that leak: framed chimney chases, skylights, dormers, and long walls where a lower roof meets a second story. Each one is a place where the roof has to be flashed rather than simply shingled, and each one is a candidate for a slow leak that shows up far from its source.
Framed chimneys deserve particular attention. Many were finished with a thin builder-grade chase cover that ponds water and rusts at the seams, and once water gets into the chase it can rot the framing and sheathing inside. We replace failing chase covers with a properly sloped pan, rebuild the step and counter flashing where the chase meets the roof, and open up the chase when the damage goes deeper than the surface. Around skylights and dormers, we remove the old flashing and install new metal woven into the shingles, rather than smearing sealant over a joint that will crack again in the next summer.
